Our take
Lian offers purchase, handover and drone roof inspections from its Tingalpa base. The own site promises clear reports with photos and practical next steps, while reviewers describe patient explanations of moisture issues. When comparing Brisbane property inspection specialists, clarify which services are included, especially roof access and pest assessment, rather than assuming every advertised technique is part of every booking.

Who will you deal with?
The own about page describes a director with civil engineering and building experience but does not clearly name that person in its biography. Reviews repeatedly name Siavash, sometimes shortened to Sia, as the attending inspector and praise his explanations. The business operates under Lian Building Group. Ask who will attend your booking and whether the same person will discuss the finished report with you.

Their communication was prompt and clear, the inspector arrived on time, and the report was detailed, easy to understand, and included photos and practical recommendations. They picked up a few issues we never would’ve noticed ourselves, which really helped with our negotiations. Very professional, honest, and thorough service …
We’ve used Siavash from Lian Building Consultancy three times now for our building and pest inspections, and we couldn’t be happier with the service. Always punctual, professional, and extremely thorough with incredible attention to detail. Each time, the reports have been clear and comprehensive, giving us complete peace of mind. We’ll definitely continue using their services and highly recommend them to anyone…
We were incredibly lucky to have Sia as our inspector. Even on short notice, he made the time to attend our building and pest inspection, and we couldn’t be more impressed. While many people say inspectors are in and out in 30 minutes just to write a report, Sia was the complete opposite. He spent well over an hour on site, doing a thorough and detailed inspection literally tapping and checking every inch of…
